Ypres Rose Developments is a UK based property developer working with Harrods Estates, specialising in designing and building luxurious, design-led homes in prime locations in the UK and overseas, with a particular forte for developing beautifully bespoke executive mansions of which the mansion style house above is one.
Ypres Rose primarily develop on the Wentworth Estate and St Georges Hill but are shortly planning to enter the central London market. YRD is a dynamic young property company launched in August 2004, which also offers a bespoke service to clients looking to commission their own luxury home. Private Client Services is a facility that enables YRD to manage the entire end-to-end property process for its wealthy customers – from securing land and planning permission to completing a fully furnished and dressed home. YRD is also diversifying and will be working with Sunseeker International to launch branded marina resorts throughout Greece, with its first site to be launched later this year.
With traditional design Hollow Lane House sits in the natural beauty of the rural Surrey countryside with 12,500 sq ft the house extends over three storeys and is positioned within approximately three acres of gardens and terraces with views of the local countryside and beyond. The house, which has won an award for best new build features the latest high-tech home gadgets; five bedrooms with ensuites and a 5,500 sq ft leisure suite in the lower ground floor, with a swimming pool, sauna, steam room, spa, gym, cinema room, games room, wine cellar, staff accommodation and an underground garage.
Citywealth interviewed Lee Harrison, Managing Director and founder of Ypres Rose Developments, who said “Hollow Lane House is the finest and most exclusive new build private home in the Wentworth Estate area. All five bedrooms have ensuites. The master bedroom takes up most of the East wing and comes complete with fully fitted dressing room, ensuite bathroom with large walk in shower and free standing bath, plus a large secluded roof terrace with stunning views towards London.” Lee later admits that the bedroom view is his favourite part of the house.
Elsewhere the living spaces have a light airy feel and plenty of family living in the dining room, family room, library and large drawing room with feature stone fireplace. All rooms to the rear feature French doors leading to the entertaining terrace, stunning manicured gardens and marquee lawn. The custom designed ‘Pedini’ kitchen features glass worktops and integrated Gaggenau appliances.
The 6,500 sq ft lower ground floor includes a 3.2m x 11m heated swimming pool, sauna, steam room, spa and comes complete with male and female changing facilities. The gym has glass walls overlooking the pool. The games room is large enough to fit both a snooker table and pool table with further space for entertaining, while the private cinema comes complete with an adjoining pre-wired projection room. Further rooms include a laundry area, cellar, plant room, storage rooms and self-contained staff quarters.
The lower ground floor also has a 24ft x 24ft garage large enough for four cars (or two Maybach’s says Lee) with access via the courtyard carport. Air conditioning and underfloor heating is fitted throughout the house and is controlled by a ‘Crestron Home Automation System’ operating all AV, lighting and security.
